A.S. Dover Companies has seen a positive evolution in its businesses since it opened its doors in 1983. With a primary focus on land development and in-house residential community development, the company has been very successful in creating value for its investors, employees and property owners. A.S. Dover Companies core business, land development, has experienced impressive growth over the past 5 years. Contributing significantly to their growth has been the explosion of commercial and residential development in this part of North Georgia. With the leadership of the company being born and raised in this area, the company has unmatched community strength and "local" knowledge.

In the summer of 2003, after years of developing land and creating residential infrastructure for their clients, the company made a strategic decision to develop residential communities of their own. Later that year, the company launched its first large scale residential project known today as Tranquility at Carters Lake®. This 550 acre lake access community has been very successful and continues to attract buyers that are looking a community that delivers long-term value.

Coming off the successful launch of Tranquility at Carters Lake®, the company's leadership began looking for a "one of a kind" property to develop. Alan Dover, A.S. Dover Companies President and Founder, committed himself to finding a large acreage tract that could be equally compared to those high-end buyers flock to in Cashiers and Highlands, North Carolina. In the winter of 2006 Alan found the property he was looking for and purchased it. With over 1,700 acres of thick hardwood forests, more than a mile of cascading mountain waterfalls, and long range mountain views that "don't get much better", Alan immediately recognized the long term value of this property.

After studying the property for over a year, Alan was convinced this was a property of significance. In the summer of 2007 Alan and his team began developing the infrastructure for Falling Waters, and in the spring of 2008 the team launched this culturally-rich community that is well on its way towards redefining mountain home living here in the Blue Ridge Mountains of North Georgia.
